Housing Investments Inc. (HII) delivers the best services available for developing, owning and and managing affordable housing within an environment characterized by continual change. HII offers creative and flexible solutions for both constructing and rehabilitating affordable housing, including structured financing, strategic planning and successful execution.

Each HII development project is unique, defined by its sponsor's objectives, its financing package, its end users, the physical property and neighborhood expectations. Projects bearing the HII stamp range in scale and complexity from deals requiring simple mortgage increases or other restructured funding to projects with multi-layered financing such as taxable and tax-exempt debt, equity raised through Low Income Housing Tax Credits, federal HOME funds and Section 8 subsidies.

The firm works with a variety of clients including individual owners, small nonprofits, market-rate developers seeking to tap public subsidies for affordable units in a conventional property, and potential sponsors challenged by development complexity. HII teams first focus on the early "deal structure" stage, providing valuable preparatory guidance while assembling all key parties at the table to negotiate a workable arrangement. As projects progress, HII works with its clients to tailor services from specific one-off tasks to long-term assistance as development advisor, assuming responsibility for carrying an entire project forward through concept, design, financing, construction and occupancy.

HII's portfolio includes large-scale Low Income Housing Tax Credit projects, smaller scale SRO (single room occupancy) deals requiring substantial rehabilitation, troubled assets--particularly federally-assisted housing--and new construction for seniors, families and students. A recent award-winning HII project was built to demonstrate the market opportunity of 'transit-oriented development'. HII staff knowledge and experience have created close links to state and national organizations responsible for housing fiance policy; this perspective enables client owners to realize full advantage from the most current resources and approaches available for development.
